Check-in and check-out
The house is ready from 15:00 and is vacated by 11:00. Check-in is self-guided, with building staff available around the clock. Early check-in costs $500 MXN and is confirmed according to availability on the day.
Capacity
The rate includes four guests. The house welcomes up to eight, with two additional air mattresses, and a maximum of six adults; any further guests must be children.
Guests beyond four
From the fifth guest on, $631 MXN per person per night is added. It is a fixed charge, the same on any date, and it is itemized before you pay.
Cleaning Fee
A one-time fee of $850 MXN per stay, however many nights. It covers the departure clean, consumable supplies and the house amenities, and it is included in the total you see before paying.
Taxes
VAT of 16% and the Baja California Sur Lodging Tax of 4% are added to the subtotal, each calculated on that subtotal. Both are included in the total shown on screen.
Payment
The booking is paid by card on the booking page, through a secure payment processor, and the full total is shown before you confirm. WhatsApp is the house's official channel: before any transfer, confirm you are writing to the number published on this site, +52 612 161 2800.
Smoking
Smoking is reserved for outdoor areas. The interior of the house is smoke-free, and smoking indoors carries a fine of up to $1,800 MXN.
Stay and quiet hours
The house welcomes restful stays, exclusively for the people registered in the booking; pets and events are best hosted in other spaces. Quiet hours run from 23:00 to 7:00, out of respect for the building's neighbors.
Shared areas
The pool and the rooftop are shared areas of the building. The pool is open from 10:00 to 22:00 and is used at the guest's own responsibility, with particular care when children are traveling.
Access and security
The building has controlled access and security around the clock, with cameras at the parking area and the entrance. Guest and vehicle access is arranged with us before arrival.
Parking
The house has parking inside the building.
Cancellations
This scale applies to every direct booking, whether made on this website, by phone or on WhatsApp. Within the first 48 hours after booking, the refund is 100% less the 4.5% cost of processing the payment. After those 48 hours and up to one month before arrival, the refund is 75%. From that month until two weeks before arrival, 50%. From those two weeks until one week before, 25%. During the final week before arrival the reservation is no longer refundable, as the calendar has been held for those dates.
Force majeure
This is a house run by people, not by a rulebook. If a cancellation happens for a genuine force-majeure reason and you can document it, write to us: we will look at your case personally, gladly and on its own merits, and we can adjust beyond this scale where it is warranted. We are not looking to profit from something outside your control; we would rather the trip that did not happen become one that does.
Bookings on platforms
Bookings made on Booking, Expedia or Airbnb follow that platform’s own cancellation policy, the one accepted when booking there.
